Dear Home Seller: So, you are offended?

In some of my previous market reports I gave tips to sellers as to how to gain a competitive edge in this challenging market; one of the tips was: Do not take offense if a buyer makes a low-ball offer.

The present real estate market in the Dutchess County area is what is called a buyer's market. Properties are on the market longer, the inventory is large and there are fewer buyers.

You can imagine how surprised I was when one of my buyers placed an offer and the seller was so offended that the consideration of a counter offer was out of the question.  This offer was by no means out of the realm of the type of offers I have been seeing this year, and with good negotiation a meeting of the minds would have been possible.

In this particular incident it was especially surprising because this property was in the price range that would have required a jumbo loan, a category in which there are even fewer buyers, but my buyer was paying cash.

I make a point to tell my sellers that a buyer will probably make a low offer but don't get offended by this, instead view it as the beginning point of a negotiation process instead of the end.

So what should a seller do next when facing this situation?

  • Review the offer with your agent
  • Take a look at the most recent sale of similar properties
  • Make a counter offer.

Your counter offer will give the potential buyer a clear indication as to whether you are willing to budge on the price. or not.  At this stage your counter offer might be accepted or you might have to do this back and forth a few times.  The key is this, don't get offended and you might find that you can arrive at an agreement.

In the case I mentioned above, because of high inventory and cash in hand the buyer moved on to another property, and did not see any reason to waste time on a seller who took offense to an offer.

Hyde Park Real Estate Market Report - May 2009

 

 In May the properties sold in Hyde Park were in the $100,000-$300,000 and this was no surprise since the majority of the inventory fell within that price range.

With 14 offers and 2 pending sales, one can conclude that the market is picking up.  This is prime real estate season in the Hudson Valley.Wild Turkeys

Flotilla on the Hudson River?

 

 

I have been blogging about events occurring in the Hudson Valley because this is New York's 400 year celebration, the Qradracentennial.   This week I had the opportunity to witness a flotilla going up the Hudson River.   It included a replica of the Half Moon the ship in which Henry Hudson sailed up the Hudson River; and the Nina one of Christopher Columbus  ship.

Rhinebeck Real Estate Market Report - May 2009

During the month of May the Town of Rhinebeck and the villages of Rhinebeck  had a  combined sales of 3, with a price range of $285,000-$447,600.Sheep Grazing

Looking for a million dollar home? there were 14 properties available from $1,125,000-$5,500,000

Red Hook Real Estate Market Report - May 2009

During the month of May the Town of Red Hook and The villages of Red Hook and  Tivoli had  combined sales of 4. 

The sale price ranged from $195,000-$470,000 and active listings from $75,000-$2,500,000.

So, what can sellers do to to gain a competitive edge?

  1. Make sure that your property is priced right
  2. Improve your curb appeal .
  3. Offer a Home Warranty
  4. Price , Price, Price

Buyers it's time to act!

  1. Only about 6 months left for you to take advantage of the $8000 tax credit -you have to close on a property by November 30th. 
  2. Large inventory with the majority having price reduction
  3. Mortgage rates although relatively low are rising.

Dutchess County Real Estate Market Report - May 2009

 

Good news, sales are still trending upwards.  There were 19 more sales in May than in April.

  • Offers at the beginning of the month were 150 this was a 11.1% increase over last year same time, and 12 more than in April.
  • The number of months it will take to get rid of the inventory has improved drastically.
  • If you have been sitting on the fence, take note that rate has risen but still a good deal, and if you are a First Time Buyer the clock is ticking, just a few months left for you to close on that home and benefit from the $8000 tax credit.

   Breakdown of the numbers for single family Detached

Median Selling Price - $ 270,000 a decrease of 16.9% from May 2008 

Average Selling Price - $ 312,489 a decrease of  17.2% from May 2008

Closed sales - 124 an increase of 13.8% from May 2008

Inventory at beginning of month - 1890 a decrease of  10.2% from May 2008

Days on market - 127 a decrease  of 2.3% over May 2008

Absorption rate for May 2009 1890/150= 12.6 months to clear inventory

                             

The number of sales in May was exactly the same as in April but a significant drop from last year same time.  Both average and median selling price rose.  However the number of days on the market is going up. 

 Breakdown of the numbers for single family Attached

Median Selling Price - $ 211,900 an increase of  8.7% from May 2008

Average Selling Price - $ 228,633  an increase of  17.2% from May 2008

Closed sales - 18 a decrease of 47.1% from May 2008

Inventory at beginning of month - 403 an increase of  11.3% over May 2008

Days on market - 138 a decrease of  16.9% over May 2008

Absorption rate for May 2009 403/18= 22.38 months to clear inventory

 Get ready for the third annual conference held by Pattern for Progress.  Last year the theme was: Affordable and Workforce Housing.  This year the theme is: Housing the Hudson Valley - Exploring the Next Generation of Housing Issues.

The Guest Speakers are:

Hudson Bush Plant Sales And Exchange At Clermont State Park June 6th

 

 If you live in the Hudson Valley and have never visited Clermont State Park you are missing much.  Did you know it is truly one of the few historic sites in the Hudson Valley that is actually located right on the banks of the the Hudson River?  Yes this was the home of Robert Livingston who was instrumental in the introduction of the Steamboat.

This Saturday is the annual Hudson Bush Plant Sale And Exchange sponsored by The Friends of Clermont and is attended each year by hundreds of people.   There will be over 30 vendors with a variety of products besides plants.  Last year I purchased a blueberry brush and will probably get another one this year.

To get a feel for Clermont take a look at the very informative Friends of Clermont newsletter. Toward the end of the newsletter there is an opportunity to obtain membership,  or you might want to make a  contribution towards the wonderful restoration projects.

Dutchess County Real Estate Market Report - April 2009

  • When compared to last month, sales are  still trending upward.
  • Offers at the begining of the month were 138 this was a 20% increase over last year but keep in mind not all of these will turn into closed sales.
  • About a quarter of the sales were short sales or REOs in the single family detached home sector.
  • The number of months it will take to get rid of the inventory is getting better but still much work to be done.
  • Great news for First Time Buyers according to HUD info you could possible get the $8000 prior to filing a tax return .  Money to be advanced by approved lenders this money cannot be used for the 3.5% downpayment required by FHA but can be applied to closing cost or for additional downpayment    read the HUD press release

Median Selling Price - $ 265,000 a decrease 14.5% from April 2008 

Average Selling Price - $ 312,484 a decrease of  9.5% from April 2008

Closed sales - 105 a decrease of 18.6% from April 2008

Inventory at beginning of month - 1769 a decrease of  8.7% from April 2008

Days on market - 138 an increase of  8.7% over April 2008

Absorption rate for April 2009 1769/105= 16.84 months to clear inventory

                             

In the single family attached market there was a slight increase in average and median price although a sizable drop in closed sales.  I also noticed one unit sold was short sale/REO.

Median Selling Price - $ 162,000 an increase of  1.3% from April 2008

Average Selling Price - $ 181,222 an increase of  3.2% from April 2008

Closed sales - 18 a decrease of 18.2 % from April 2008

Inventory at beginning of month - 366 an increase of  7.0% over April 2008

Days on market - 107 a decrease of  8.5% over April 2008

Absorption rate for April 2009 366/18= 20.33 months to clear inventory

Will you find serenity this summer?

I read Kathy McGraw's Post in which she stated location is a big factor in achieving serenity.  This is so true, and based on the various issues confronting us, now more than ever it is important to find that place to escape to.

I am fortunate that I can arrive at serenity quickly, all I need to do is walk out to my backyard.  However I so love escaping to the beach where I can sit and listen to the waves, watch the various cloud formations, the birds looking around for food. children building sand castles and of course the sunrise and sunset.

So make sure to take some time out for yourself this summer.

Old Dutch Village Garden Club Annual Plant and Bake Sale - May 22, 2009

The Old Dutch Village Garden Club annual plant sale is a great place to get plants for your garden, and the timing is perfect since here in Red Hook the advice is to put in your plants after Memorial Day.

This is a popular event since the plants are reasonable priced, they will go rather quickly so the trick is to get there early.  Then after you have secured your plants go over to the the bake goods table and I know you won;t be disappointed.

The Old Dutch Village Garden Club help to maintain a several parks, gives a scholarship to a graduating Red Hook High School student, and each month offers an informative talk like this one on Bonsai

Hyde Park Real Estate Market Report  For Single Family Detached  Homes - April 2009

In April there were 9 sales in the town of Hyde Park.  The sale price ranged from $4,500 - $330,000.  Yes $4,500 , and that was not a rental but the price of a mobile home.  Of the 9 sales 4 of them were short sale or banked owned properties.

Hyde Park does have a healthy inventory of homes from $100,000 -S300,000 so it represents  a great opportunity for first time buyers to make that purchase  and benefit from the $8000.00 tax credit.

The theme in the Hudson Valley this year is related to the Quadracentennial celebrations.  Today at 4:00PM is the kickoff of the Millbrook Book Festival  at the Cary Institute.

This year the celebration will be centered around 400 years of writing on the banks of the Hudson River; and many authors will participate in the event, here is a list of participants.

There will be something for all ages, books, poetry, photography and an exhibition at theMillbrook library.  At the end of the festival there will be a one man play entitled Hudson Adrift: Bitter end of Henry Hudson.

So this weekend make your way over to beautiful Millbrook.

Hudson River From RhinecliffDuring the month of April the Town of Rhinebeck and The villages of Rhinebeck  had a  combined sales of 2.  So far this year there were a total of 9 sales up to April 30th.

The sale price range for the 9 sales were:  $195,500 - $850,000.  Athough most of the sales in the County is in the $100,000-$300,000 range Rhinbeck had 2 sales in the $800,000 range thus giving it  an average sale price of $428,586.

Red Hook Real Estate Market Report - April 2009

During the month of April the Town of Red Hook and The villages of Red Hook and  Tivoli had  combined sales of 5 of which 2 were bank owned properties. 

The sale price ranged from $142,500 -272,500 which is similar to the rest of the county in the sense that  most of the sales are in the lower end of the market.

So, what can sellers do to to gain a competitive edge?

  1. Make sure that your property is priced right
  2. Take care of any issues that could be troublesome to buyers i.e. underground oil tank.
  3. Provide access; there are still too many properties with restricted access.
  4. Don't get offended by a low offer- keep negotiating.

Buyers it's time to act!

  1. Only about 6 months left for you to take advantage of the $8000 tax credit -you have to close on a property by November 30th. 
  2. Prices on many properties have come down
  3. Low mortgage rates.

So where is the oil tank?

These days we are more aware of environmental issues.  In some areas the practice of putting the home heating oil tank underground was very common.  Today, if your heating oil tank is underground and you are thinking of selling your home this could be one of your selling expenses.Oil Tank  New York State does provide a homeowner's guide for underground heating oil tanks

When taking a listing this is a subject I cover with the seller. We discuss the various ways this issue could be addressed and sometimes will get a few estimates.  My suggestion is that the seller address the issue before listing the property.

Some homeowners will resist because, after all, they have not had a problem with the tank.  What sellers fail to do is to think like a buyer.  Why is the tank in the ground such an issue with buyers? It is because buyers are now more aware of the various environmental issues and do not want to inherit a potentially costly problem.

In this competitive buyer's market would it make sense to lose a sale because of a buried oil tank? Well, this is still happening. In the last month I had two buyers who ruled out homes they liked because of the buried oil tank.  I tried explaining that this is a fixable issue but they would not hear it.  The wise course would be to avoid this issue by correcting the problem prior to listing.

Yes, sellers, it does not make sense to create a stumbling block to completing the sale in this climate.

If you are a reader of my Blog you know that one of the topic I like to address is the historical homes in the Hudson Valley, as well as the Hudson River.  This year marks the 400th year that Henry Hudson sailed up the Hudson River and throughout the year there will be many events to mark the occasion.

At Cedar Grove in Catskill NY, the home of Thomas Cole the founder of the Hudson River School of Arts there will be a free exhibitions of River Views of the Hudson River School featuring works from Thomas Cole, Sanford Gifford, Jasper Cropsey and others masters.Hudson Riverr from Athens NY

Following the exhibition there will be a talk by John K. Howat
